Are you Marking your territory? Get out the BIG DOG and take him for a walk around the subdivisions you DON'T live in! And make sure and stop by the Neighborhood expert who lives there !!!
Seriously Bill and Liz have some good ideas on how to offer services to the subdivisions that they server but don't LIVE in ...can't live in more then one right? Facebook groups that deal with certain areas of town or subdivisions is the answer.

Marking Your Territory?
Agent behavior is amusing. We're competitive by nature, and by necessity. While one might argue that there is "plenty" to go around, the reality is there are only so many prime homes to sell and only so many ready now buyers. You know what we mean, the listings that make an agent drool....motivated sellers, sweet spot for pricing and location, EXACTLY what the buyers want in your market! And the buyers, you know the type, decisive, going to buy NOW, golden on their credit. We ALL want them!
And yet, we've got to recognize none of us are entitled to them all. We may be a neighborhood expert, or have an inside track, but that doesn't make us master of that domain and entitled to every buyer and seller. Consumers pick and choose for reasons often only they totally understand.
And this week we observed another case of marking territory. Obviously we can't live in every subdivision we want to do business in, but we can still participate to some level. How? By searching out & joining existing subdivision Facebook groups. We aren't real in your face, we're RE/MAX agents and we want all your business participants. But we do try to help. Got a question about the official HOA mailbox paint color? We'll contact the HOA, get the answer and post it. Hear rumblings about some new construction lots not being maintained? "Hey Becky, thought you might want to know the natives are restless and you might want to get someone over there ASAP." If we do a blog post about the community, we post the link in the group. Helpful but pretty non-obtrusive.
But this week a question came up about crime and whether burglary was an issue. A copy and paste of the local police department contact was the response. A conversation ensued, casually dropped in the fact that we're RE/MAX agents and what we see when we're touring subdivisions to take photos for our blog. And then it happened....one of the neighborhood agents felt it was time to mark her territory. "As a RE/MAX agent who lives in xxxxxxxxx subdivision, I also recommend......".
The Romanian judge scores -10 for subtlety.Now the funny thing is if you look back over the last couple of years, we've sold the same number of listings in that community as the neighborhood agent. So we get a good laugh out of it and continue marketing. We'll keep adding value to the Facebook group as we can. It's not the first time that an agent has tried to tell us we're not welcome on "their" territory, and it won't be the last.
But home sellers and buyers have final say on who gets hired, not an agent. Funny how free enterprise has a way of taking care of things!
