We pull up in front of the home and my Valued Buyer says Dale I'm sorry I don't want to go in and tour the home.  Depending upon how well I've bonded with my Valued Buyer I might say, please don't judge this book by it's cover.  Why don't we just go inside and see if the interior appeals enough to help you overcome the exterior curb appeal? 

I must admit there is a little selfishness on my part because I've gone through the trouble of scheduling an appointment, driving over to tour the home, and I'm thinking of the poor Seller who has accommodated the tour.  Plus, I really don't want to make the phone call to the Listing Agent to cancel the appointment. 

I've even had to endure parking the car and walking to the front door all by my self to apologize to the Seller who has been anxiously awaiting the tour.  Can you imagine how I feel for them when the Seller has already opened the front door as we've pulled up to the curb in front of their home for-sale in the Chicago South-land market-place?  

While I'm thinking of what to say, I also must remind myself of who I'm working for in that precious moment?  It is the Valued Buyer who requested I schedule the tour, and who does not want to tour this home because it lacks enough curb appeal to merit a needed desire to tour the interior of the home. 

My respected colleague Maggie shares some valuable tips to Sellers wanting to insure this never happens with their home.  She shares why it is so important for Sellers to do their curb appeal homework in advance to insure internet views of photos of the home, and/or drive-by's turn into in person tours of the interior of the home.

I'm sharing her comments because selfishly I honestly don't ever want to have to tell another Seller in person, I'm very sorry my Valued Buyer has elected not to tour your home because they really truly hate the curb appeal.  Of course, I find better words to say how my Valued Buyer really sincerly feels about the curb appeal of the home they've lost the desire to tour.  You will find following Maggie's tips in advance will pay large dividends!

Curb Appreal is my #1 and should be every home seller’s # 1 too.  Does your home have the “1 Ting”? Curb Appeal… If you are wondering what is Curb Appeal it is anything the prospective buyer can see from the street view of the property.  It can and is often the “1 Thing” that makes the buyer thing, I want to buy this house!
 
The first step in checking on your curb appeal is taking a long good look at your property.  Walk around the property and analyze everything from the roof to the lawn.  Next drive by your property a couple of times looking to see what the prospective buyer sees as they are seeing the property for the first time. 
 
front door with plantsAsk your friends, Realtor ® & family members that are not afraid of giving you the good and negative feedback.  Ask them what they like and do not like about the outside of your property.   Most important their ideas on the curb appeal. 
 
A good place to start is by going over your grounds. A nicely mowed lawn and trimmed trees and bushes quickly add to the overall aesthetic appeal. Make sure there aren’t any tree branches hanging close to the house, and clear away dead leaves and foliage. While it’s nobody’s favorite chore, thorough weeding can go a long way towards improving your home’s exterior appearance. Little things like hanging baskets or planters of flowers on the porch steps liven your home to those who pass by.
 
Giving the exterior of your home a quick scrub can do wonders as well. Clean the windows inside and out, wash patio furniture, and re-stain any wood decks. Your nearby hardware store can rent out a pressure washer to spray clean the walks, driveway, and vinyl siding. You want to show the public that your house is well maintained.
