Where have Ethics Gone?

Some friends of ours, who have been vacationing in the St Petersburg area, first renting for a month, and this year renting for a season, have decided that they want to buy a property here. They think they want a condo, but might take a home, and just want to explore neighborhoods before they have me show them properties. I assured them that I'd be happy to show them areas, but they're really more comfortable at this stage just searching themselves. Many people are. They attend Open Houses on the weekend, and are always courteous to tell the agent when they walk in that they are working with me.

Lori called me Sunday evening to ask if things were different in Florida than in Buffalo, and told me about the two Open Houses they visited that day. The agent in the first one, upon hearing that they were working with someone else, told them that they should really work with her instead, because she could save them a lot of money, and get the property for them cheaper than if they worked with me. Lori asked how that could be the case, and she explained that she had a deal with the sellers that if she sold it she would get 4% but if another agent was involved, the seller would be paying a total of 6%. She then told them that she knew the seller's bottom line so could negotiate better for them. Lori asked me if agents in Florida were so desperate that they'd lose their ethics for 1%, and also wondered why an agent who displayed a total lack of ethics would think that anyone would trust her to look out for them.

She added that she felt much better when she went to the next Open House, where the agent said, "Oh, I know her. You're working with a great agent." and proceeded to show them the unit and tell them about the community. As they left, he said, "Please tell Sharon I said hello - I haven't seen her in a long time." This agent is not only reflecting well on himself, but on all of us in the industry.

Do agents think that buyers are stupid? No wonder they distrust agents and rank them hardly above car salesmen. They paint with a broad brush. Buyers and sellers DO want an agent with integrity, ethics and loyalty as well as knowledge.

I've had listing agents say the same thing to buyers.  It's one of the reasons I try very hard to keep my clients from going to open houses without me.

That's disgusting. I try to go to Open Houses and schedule appointments too so they don't go without me. If they do...I give them a bunch of my cards and tell them to sign in with me as contact.

Remember, all agents are not Realtors. There are tens of thousands of licensed agents in Florida who are not accountable to NAR's standard of ethics. Sad, isn't it? I think all agents should be required to become Realtors!

Sharon, Some REALTORS(R) do think buyers are stoopid. They are wrong. Buyers are not only very smart but they are also very loyal when working with a professional who knows what they are doing. I think I'd have to make a very polite call to that first REALTOR(R) just to let her know that my buyers had spoken with me. I wouldn't give her a hard time I would just want her to know so she could sweat a little bit. It's the mall things in life that give me enjoyment!!!

Sharon, Yikes!! I think I need to go wash the slime off that was left by that first "agent". Her nerve!

Kudos for the second agent who showed the best professionalism he could. I would want to work deals with him all day long!

I've heard the same comments from buyers.  It's astonishing what some agents will resort to.  These are the same agents that would give away the sellers confidential information to make that sale work.  Luckily, most buyers don't fall for such tactics.  The comments of the other agent... well, they were perfect.

Gregory - maybe we need to include a lesson in ethics and what to anticipate before we "send" out buyers out to Open Houses.

Sally - and we wonder why people question real estate agents when there are listing agents like this - making taking them to the board and stripping them of their commission would help. And, of course, we can "self protect" with exclusive buyers agency agreements.

Ken - you're right. And if we lose a client to the offer of lower commission, we're probably better off without them. 

Vickie - yes indeed. The ones that really annoy me are the ones that have the Realtor and MLS logos on their signs but aren't members. And yes, I turn them in.

Bryant - ok, let them torture themselves! Except I wonder if they'd know enough to worry.

Linda - some agents forget the power of good relationships with other agents.

Randy - maybe we should post public notices about these people!

Jesse and Kathy - the smart buyers, like the ones I mentioned, realize that the agent would have the same lack of ethics in "representing" them.

Brett - it would certainly be below the professional car salesmen.

Lest anyone think that Lisa wasn't fowiollng directions, the post has been updated to ask people to make suggestions and comments in a separate Discussion section that's in the title bar. She actually gets kudos for being the find the blog and post to it, so my thanks to her. Also, my apologies that her comment is now in the wrong section.As for Lisa's story, I love it. Something small and simple, but which has a significant impact on your client's experience. Great!
