Expired Listings Tip: No Phone Number

So, today was first day of my new expired life! I was beyond pumped to find people bursting at the seams ready to let me list their house. I printed my list this morning, went through them all, found the ones that seemed most possible and researched the phone numbers. After obtaining close to 15 numbers, I was ready to call!! I picked up the phone and the number was disconnected, and so was the next and next and so on. Perhaps this is just a sign from the Expired gods that I simply must go knock on the door.  Just looking for some advice!

Calling expired listingsFirst, a big congrats on breaking the fear barrier. Well done! The discomfort is usually the biggest obstacle that stops many agents. Here are some suggestions to make contacting expired listings more effective... and more fun in the future.

1. See if you can figure out why you have so many bad numbers (15 out of 15 sounds unusually high).  Is it a bad number to begin with, or is it because the sellers have moved and it's been disconnected? 

2. Try a data/search tool such as RedX. They often clean up the data, and sometimes they get a seller's number -- even if it's not in the MLS. You have a free 30-day trial certificate as part of the Expired PLUS package.

3. No phone number is actually a good thing, because if you don't have it, no other agent has it. The playing field is even. Actually, no -- the odds are in your favor. The fact is, MOST average agents will not bother with a direct mail campaign, or <GASP> knocking on the seller's door. So you have less competition. 

4. Start a mail campaign. Direct mail is often the only way to get the seller's attention. Use it.

5. Knock on the seller's door. If the house is occupied, leave an expired package. Then, go back if you don't have any luck the first time (Saturday is good day to give it another shot). 

6. Chat with the neighbors. Find out if the sellers have moved out, and where.  

7. Finally, make sure you're going in with the right focus, beliefs and expectations. Expect success. Expect plenty of nice people who want and need your help. Believe that working expireds is easy. And focus on plenty -- plenty of leads, great listings, friendly sellers, and plenty of commissions... And watch what happens.

Direct mail to expireds works best for me. It amazes me that not too many Realtors use this strategy.

Drop of an expired listing presentation to the homeowner.... usually a face contact will generate the reception of you.

So true, Jean. Mail is often the only way to communicate with the seller -- and it can be very effective. 

Yes, Dan, a good expired package doesn't need to be to elaborate or flashy. Personal meeting and a opened conversation is by far the fastest way to build trust and rapport -- and land a listing.

A recent user of the Expired Plus program. I'm finding it difficult to contact expireds.They are usually on the DNC list or have no phone number. I'm using Redx, but that hasn't helped. The solution is to drive to the expired homes and leave my resume, if not home, follow up another day or on the weekend. I follow up with my letters and cards. I'm hopeful tha it pays off.

My friends parent spent the summer in Indianaa and went back home to Florida last week. They brought 8 letters up for me to see from agents who market to expireds. None of them knocked on their door, 6 out of the eight had corrections on their business cards. Nothing personal from any of them, so Borino's, THANK YOU for your wisdom!
