Seeking Multi - Family Properties

We are currently looking to investment in multifamily properties either to flip or hold. Preferrably four plex with at least 2.5k a month potential in income.

At this point, we have narrowed our prefrence for $250k ARV.

The reason I chose this number because in my experience; (as a Realtor and property manager for years now) anything lower will not fit in the business model for properties we want to find not to mention manage.

There are various other factors in play to consider First, We seek rental properties which will produce a return to cover all expenses. I.e.: Management, lease fees, marketing. Not to mention whatever it will cost to acquire. 

Next, it should have less than 30 K in repairs, because I'm seeking a hard money loan (any suggestions) to start it up.

I started a LLC company in 2006 (SYSINE L.L.C.) to build assets through various income streams.

As for leasing and having tenants, I prefer 50% occupancy, so there is some income coming in to cover hold time. 

We are constantly looking for more investment ideas with great potential.
