Abington, Ambler and Bridgeport Resale Requirement (Use and Occupancy)

Each municipality with Montgomery county PA may have different requirements before allowing you to sell your home. This blog article will describe the current requirements to receive a resale certificate in Abington, Ambler and Bridgeport.

Abington Township

Inspection Fee: Notarized affidavit required - see below

Exterior

  • House numbers - Minimum of three inch house numbers must be placed on the street side of the house, numbers must be visible from the center of the street.

Interior

  • Smoke alarm - Must have new smoke detectors on each level and placed in every bedroom or sleeping area of any dwelling.
  • Carbon monoxide detectors are required; which should be installed no further than 40 feet from every sleeping area.
  • Must have new smoke detectors on each level and placed in every bedroom or sleeping area of any dwelling.

Other

  • REQUIRED - Buyer or seller must sign an affidavit certifying at or prior to settlement that the house numbers, smoke detectors, and carbon monoxide detectors are in compliance with the Township's requirements. THE CERTIFICATION FORM MUST BE NOTARIZED.
  • Affidavit form is available on the Township's website (Street address and Smoke/Carbon Monoxide form).
  • Affadavit by Resolution No. 90-008, dated May 14, 1992, and Ordinance No. 1894, dated, June 12, 2003.
  • Deed registration required after recording of deed with Montgomery County. Deed registration fee of $10. Deed registration form available on township website.

Ambler Borough

Inspection Fee: $75

  • Residential Resale Requirements - Single family owner occupied dwellings only 1. No new U & O permit is required at the time of sale. 2. No fees required. 3. No walk-thru inspection required.
  • WHAT IS REQUIRED - The current owner of the property that has been sold is required to submit a letter to the borough prior to the resale stating that the following items are currently installed within the dwelling being sold
  • a. UL approved smoke detectors are located (1) on each level and (1) one in each bedroom. Battery operated smoke detectors are permitted in single family owner occupied dwellings only. b. A water back flow preventor has been installed on the public sewer service. c. A carbon monoxide detector has been installed in the basement near the heater. d. House number, a minimum of 3 inches in height, have been installed and are easily seen from the street.

Bridgeport Borough

Inspection Fee: $100

Reinspection Fee: $75

Exterior

  • Sidewalks and Curbs - All sidewalks and curbs must be in good repair, free of large cracks and crevasses, missing bricks and tripping hazards. This includes water shut-off boxes and sewer vent traps. If more than 25% of the sidewalk or curb is in disrepair, the entire sidewalk or curb must be replaced.
  • Handrails
  • House numbers - All properties must be supplied with at least four inch (4") high numbers, with a half-inch (.5) stroke, outside the property in clear view of the street designating the street number of each property.

Interior

  • Smoke alarm - must be installed and working on each level of the home and each bedroom.
  • Handrails
  • Heating systems- a certificate of inspection is required for the heating unit.
  • Fire extinguisher - a working ABC type fire extinguisher in each kitchen.
  • GFCIs- All kitchens, bathrooms, powder rooms and laundry rooms must be equipped with ground fault receptacles.
  • 100 amp three wire service must be installed, as per Borough of Bridgeport Ordinance #99-556, Section 2 (amendment to Chapter 70), paragraph 70-1A. The use of fuses shall not be permitted in main panel boards for electrical construction or modifications within the Borough. Only approved circuit breakers in conformance with the NEC and the NFPA code are permitted for use within the Borough.
  • All gas ranges must be supplied with shut-off valves installed behind the range.
  • The property must be in clean, safe, and sanitary condition.

Other

  • Inspection requests must be submitted 5 days before settlement.
  • Real Estate Deed Registration required for Borough of Bridgeport. Form is available on borough website with instructions. Real Estate Registration fee is $10.00.
