Here is the Larimer County CO January 2013 Real Estate Market Report
(including Fort Collins, Loveland, Berthoud and Wellington):
December Property sales were 321, down -10.1% from 357 in December of 2011 and -33.5% lower than the 483 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December year-to-date sales of 5,753 are running 20.2% ahead of last year's year-to-date sales of 4,785.
The Median Sales Price in December was $228,500, up 7.5% from $212,500 in December of 2011 and down -0.7% from $230,000 last month. The Average Sales Price in December was $274,396, up 7.9% from $254,376 in December of 2011 and up 3.8% from $264,441 last month. The December 2012 Average Sales Price was at highest level compared to December of 2011 and 2010.
The Total Inventory of Properties available for sale as of December was 2,026, down -0.4% from 2,035 last month and up 0.5% from 2,015 in December of last year. December 2012 Inventory was at a mid range compared to December of 2011 and 2010. The Average Days On Market for December was 86, up 11.7% from 77 days last month and down -13.1% from 99 days in December of last year. The December 2012 Average Days On Market was at its lowest level compared with December of 2011 and 2010.
Looking at the overall numbers for Larimer County, it is pretty apparent that 2013 was a year of recovery for the housing market. Even though December was slow, and expected seasonal occurrence, sales were up for the year over 20%, and prices trended upward steadily. The only worrisome indicator is low inventory, which certainly contributed to the price increases, but left a moderately unbalanced market. We're certainly optimistic about the prospect for the coming year - the regional economy has shown steady improvement and some job growth, and we're hopeful that potential sellers will respond to improved market opportunities for their homes.
We will see some decent activity during the remaining months of winter, as buyers respond to what are still good opportunities to take advantage of low interest rates. Seller who expect to attract their interest will need to price their homes well, prepare them for viewing, and market them effectively.
