Lately I have had a lot of buyers wanting to find houses that will work as multi-generational homes for their families. They have found themselves in the Sandwich Generation, living with their children and their aging parents at the same time. Some even have grandchildren, adult children, and aging parents living under one roof! These people have special housing needs.
Most are looking for a single story home with a “mother-in-law” suite, or a guest house in the backyard. If they have teenagers or college-agers still at home, they might be looking for a two-story home with two master suites downstairs and a nice gameroom or study area upstairs for the kids.
New-home builders are starting to pay attention to this demographic trend and are addressing this housing need. Here in the Houston area, you can find several builders offering floor plans with two master bedrooms downstairs, or one-story plans with a “mother-in-law” suite on one side of the house.
Lennar and Village Builders are marketing their Next Gen, “Home Within a Home” line of houses in the Houston area. These homes have a separate living space with its own entrance, bedroom, bathroom, kitchenette, living area and laundry area.
The Houston Chronicle has reported that one in six families live in a multi-generational household. According to a recent article on the Chronicle website, predictions are that by 2050, there will be 72 dependents (children and elderly) for every 100 working adults. Multi-generational housing needs are sure to increase.
