Good Monday Afternoon Everyone,

If you notice the title of my post today you will see I want to address the art of buying or selling Real Estate. Whether you are a buyer or a seller, when you are dealing with a Real Estate transaction there has to be an understanding that everyone is going to have to work together to find a middle ground that makes everyone come out a winner.

It isn't about winning or losing.  It isn't about wanting what you want, it is about finding common ground where everyone comes out a winner and there are no losers. 

You may be able to walk in to a car dealership and tell them what you want and how much you are willing to pay for it.  You probably will end up getting what you want the way you want.  However, buying a house is not like buying a car.  There are two parties involved in the transaction and both want what they want.  There are two human beings involved, both of whom have an emotional tie and a vested interest in the outcome.  The reality is that it is very unlikely that both parties are going to get everything they want.   

The seller may want to sell that property but they are not necessarily going to give in to demands from the buyer that they feel are unreasonable.  The buyer on the other hand must realize that the seller has an emotional attachment to the property.  They may want to sell it but they don't want to feel like they have been beaten up in order to do so.  They have needs that must be met too.  With a little give and take both parties can have almost everything they want and everyone comes out a winner.  If either party takes the "My Way or the Highway" approach everyone loses. 

Today's market is once again changing.  There is no longer a surplus of properties on the market.  Sellers have more clout than they did a few years ago.  They can afford to wait for a reasonable offer.  They are no longer in a position where they better grab the offer while they can because it may be eons before they get another one.  There is a huge backlog of buyers out there and multiple offers are not uncommon in today's short supply of homes for sale.  Both parties need to be flexible and willing to work together so both can achieve their desired outcome.  A seller who has sold and a buyer who has a new home.

Putting my clients before myself

I think a lot of times the agents add to the problem.  SOme agents are trying so hard to make sure their client knows their agent is "working hard for them" that they become a hindrance to what everyone actually wants to do.  The buyer wants to buy and the seller wants to sell.

Good posting, Sandra ... Marc is right ... how often has a broker stepped in with their feelings and get in the way of what the client wants!!  Make the meeting of the minds come together with a win/win situation.  Not everything will work for the best for each, but they will get there with the right intentions!

First of all I would like to thank you all for your comments.  After I wrote this I got to thinking that perhaps what we are dealing with is a world of buyers who are spoiled.  They have had several years of unlimited properties to choose from and have come to expect everyone to bend over backwards to make things work. 

With inventories dropping nationwide and prices beginning to climb again, we may need to spend some more time working on educating buyers that the "My Way or the Highway" thought process is not going to work any more.  It is coming more to the point of "You Snooze you lose!"  I know, cliche but it really is becoming more about making a move rather than holding out thinking something better is going to come along.
