Recently The Jimmy Welch team conducted a First Time Homebuyers Seminar at our Keller Williams East office. We had a fantastic response and many folks who attended are now in the process of searching for their first home. Pretty Exciting Stuff!!!
The first step in the homebuying process is getting approved by a Lender for your mortgage. If you see a home for sale in Louisville KY you want to make an offer on you must be pre-approved by a lender. We are fortunate here in Louisville to have many quality lenders such as First Commonweath Mortgage off Hurstbourne Pkwy. James Barker along with Chad Paris and Jeff Feger work tirelessly to get our customers the best lending option available.
So, what do you as a homebuyer need to get started?
Here is a checklist a lender will need from you:
1) W-2 Forms from the past two or three years for each person signing for the loan. If you are self-employed you will need a business tax return.
2) Copies of personal tax forms for the last two to three years.
3) Copies of at least one payroll stub for each person who is signing for the loan.
4) Credit card list of account numbers and the outstanding balance amounts.
5) Checking and Savings Bank Statement copies for two to four previous months.
6) The loan number, Lender name and amounts owed for any loans such as car or student loans.
7) The addresses of places of residence for the past five years. If renting, the names/numbers of the landlord.
8) Copies of any brokerage account statements for the last two to three months. Also, make a list of major assets of value such as stocks, bonds, a boat or RV.
9) Make copies of your most recent 401(k) or any other retirement account.
10) Proof or documentation of any additional income such as a pension or child support.
