Is February almost over? Here in the Northeast, it is the very dreariest of months. It is like the last 8 minutes of your 45 minute workout when you know the end is coming but it is just not getting here fast enough! Spring will arrive as it does every year, but until it does, we have cold, damp weather and not enough houses for my buyers to look at!
Can’t you listing agents (I am an exclusive buyer’s agent) get your people to fix up, clean up, and gear up so they can list their houses now? They would have a huge advantage, I can tell you. Buyers fear rising interest rates and are tired of looking. We have seen multiple offers in the last few weeks on the good houses that are priced in line with the comparables.
Granted, February is not the most advantageous month to show off your curb appeal. No azaleas blooming or green grass lawns. But, think of how great your house could look with just a pot of flowers on the front porch and all that bright sun streaming in the windows without the trees fully leafed out. Just a suggestion!
It has been so long since we have had a seller’s market, we have to regroup here and check our bag of tricks as buyer’s agents. Get out early when the houses are first listed. Have our buyers ready to go with pre-approvals from known lenders (what is with COSTO in the mortgage business?) and do our homework on what the sellers need in the way of closing dates, etc. It is a whole new ballgame, folks!
