We will place your property in the local Multiple Listing Service for increased exposure to the marketplace.

We will distribute promotional materials on your property to key market areas to attract potential buyers.

We will place a Coldwell Banker Residential Brokerage FOR SALE sign on your property to help generate calls to our office from prospective buyers.

National and Local Advertising

We will review with you how our national and local Internet advertising will help attract the greatest number of buyers to your property.

We will use advanced LeadRouter lead notification technology to respond to interested buyers who inquire about your property via the multiple real estate web sites where your property is featured. We will review all purchase offers as they are presented, and we will negotiate on your behalf to reach a purchase agreement with terms that are favorable for you except where you have consented to dual agency.

We will set up a secure personal web site account allowing you online access to transaction information and documents long after your sale has closed.

Representation

Should Coldwell Banker Residential Brokerage not perform the services as stated above, prior to entering into a written agreement to sell your property, you are entitled to terminate the representation agreement. Please keep in mind that state and local regulations and practices may restrict some services. You must present written termination in person to the manager of the sales office. You also agree to provide Coldwell Banker Residential Brokerage an opportunity to correct the situation within a 24-hour period following the delivery of the termination notice. If the representation agreement with you is terminated, the termination provisions of the representation agreement shall apply. This guarantee of services is limited to non-monetary benefits and does not entitle the seller to any monetary right should the services be breached or terminated.

If your property is currently listed with a real estate broker, please disregard. It is not our intention to solicit the offerings of other real estate brokers.
