I have been working with short sales for over 5 years now. I just recently closed a short sale in Columbia, MD that went so smoothly, I had to write about it. The sellers were located in Texas and was renting out their condo so there was a tenant in it. She was the most gracious tenant who cooperated fully when it came to property showings. We received an offer that was accepted by the seller's bank and it was indeed a pleasure working through the details of the transaction. The new buyer is an investor and was looking to rent out the property. I advised that the current tenant might be willing to stay on as she was quite comfy in the beautiful condo and maintained it very well. The buyer's agent and I worked very well together and the sellers were great at gathering the necessary paperwork to keep the transaction moving with the bank. I was able to meet the buyers prior to settlement and they were also great.
It's a wonderful feeling when everyone is working seemlessly towards a positive outcome. This is when I absolutely love my job!! Settlement was like a reunioun of sort's. It was the buyer agent's absolutely last day of selling real estate as she was retiring. Even the title company was a pleasure to work with. The short sale settled with the current tenant signing on to another year lease with the new buyers. The buyer's did not have the task of looking for a new tenant, my seller's avoided foreclosure, the buyer's agent was able to go into her retirement on a very high note and I was glad to have the pleasure to work her.
It is instances like this that make me feel like I am not even working.
