Helping Buyers Understand, Times have Changed!

Most everyone (except sellers) have been enjoying the lower prices for homes and properties for several years. People have become accustomed to writing an offer much lower than the asking price and in many cases achieving a huge discount on their home purchase.

Although in some cases, this can still be achieved, in many it is not. Being a buyer's agent, one of my newest challenges is to get my client's to realize, the steeply discounted pricing on homes is going by the wayside. It seems like no matter how hard I try to break their mindset, many of them still refuse to accept the reality.

I am open to suggestions on how to help me achieve this. I typically show them the comps where most homes are selling at 96% of list price and yet, they still want to low-ball an offer. Help!

  Unfortunately....experience is the best teacher...and when they don't get the house of their dreams...that will be a huge wake up call.

I agree that now the buyers are not paying attention to what is happening in the market. I got an offer on one of my listings the other day & the 'agent' won't let the buyer go higher in price. It's like she is actually purchasing the property. Well, we are going to hold out for a reasonable price, not pie in the sky, but reasonable.

Good morning Marty! This IS a challenge... Especially with those who watch too much TV! ha!! I rely largely on the comps to tell the tale... Data doesn't lie.  Sometimes we just have to present the low offer to prove them wrong though.  Have a complete convo prior to the offer... If they're not open to realistic negotiations after the initial low offer is rejected, maybe it's not time for them to pursue homeownership.  Good luck! Keep us posted!!
