Yes Virginia, there is a Seller's Market in Franklin, Massachusetts.
Although half of the country is still experiencing winter weather, Massachusetts included, the real estate market has made the shift to a seller's market. When I explain this to my prospective new buyers they are baffled. How can this be when interest rates are low and Franklin, MA home prices are affordable? The answer is that there is such a housing shortage in most every town that, unfortunately for buyers, right now sellers have the upper hand. It looks like this scenario could be with us for much of 2013 too... unless hundreds of listings come on the market at once.
Sellers can enjoy the fact that there will likely be many ready, willing and able buyers for their well-maintained and well-priced home. A Boston area home seller can know that a pre-approved buyer is likely a solid one who can complete the process of closing on the home. Also buyers have become more flexible with closing dates and more likely to give the seller time to locate another home without rushing the seller to move out too soon.
The Multiple Listing Service shows that there have been 42 homes that went under contract during the past 30 days. Those that are still sitting are the homes that are either very over-priced or need a great deal of updates.
