When your Silver Spring, MD home can't be shown, it can't be sold!

Plyers Mill Estates Silver Spring, MDI am in the process of finishing up my rental listing in the Plyers Mill Estates in Silver Spring, MD. When I listed the property there was one other home on the market in the subdivision, listed for sale or for rent - competition! Or so I thought.

While our lease has been signed, utilities are being transferred and the walk-through has been scheduled, said home is still active, the days-on-market count stands at 80 now. That's a long time with the market conditions we are currently experiencing.

As it turns out, no one has been able to look at the other property. A number of agents who showed my listing mentioned that they tried to schedule a showing for the other home unsuccessfully. We even got an inquiry from a buyer because he really wants to call the Plyers Mill Estates home but the only home that is currently for sale is impossible to show.

Call owner, the remarks state but the owner must have lost his phone. The lock-box is a combo and, of course, only the owner knows what combination it is. What about the listing agent you are asking? Well, he is telling everyone to call the owner. Hmm. That just makes me wonder, why exactly is this property listed for sale/for rent?

That is always so super frustrating.  I can't imagine taking a listing like that.  But I have had a seller awol before and I know it can happen.

There is something off Tammy. The agents were also frustrated with the response they got from the listing agent. He didn't seem to want to make an effort. If it were me I would be trying to get in touch with the owner, get the combo (actually I wouldn't have a como, I only use Sentri lock boxes), make arrangements, call back the agents ...

Is this by any chance a short sale or a situation where seller is trying to actually just do a loan mod & wants to show the price/value should be lower?

Andrea:  I am wondering if the real estate company that has this home "listed" is one of those that will simply put the home IN the MLS... and after that point, the seller is totally on their own.

That could be why you are told to "call Seller"... and why the lockbox on the door is a combo, and only the seller has the combo.

There are a few of these "limited service" brokers in the Dallas/Fort Worth area... and of course, all sellers are free to choose whatever type of broker or service (limited or otherwise) they wish.  In this particular case... it could simply be extremely limited service for an extremely limited fee.

Am I making any sense here?  Do you have any of these limited-service brokerages up in Maryland?

Hi Michelle, it is not listed as a short sale. I don't think that's the case here since it is also listed for rent.

Hi Ms. Karen Anne, Maryland is not immune to the limited "Service" Brokerages. I just reviewed a listing the other day that said the listing broker/agent is in Michigan! The MLS sheet was missing a lot of information and the disclosure packet was incomplete - no surprise there.

The listing I was referring to has no disclosure that it's a limited "service" listing but I suppose it could be. In that case, it's a great example that you get what you pay for - an agent who is not interested in selling/renting your home.

It doesn't sound like it Mel. The sad part is, if it does, it will likely be at a discount and, of course, no where in the listing will it say: home sold at low price because owner made showings difficult!

Andrea,

hard to believe that the owner can afford to pay the fee and then let the property just sit. For buyers agents it's frustrating too especially if you have clients that really want to see and then (hopefully ) buy the home.

True - you get what you pay for.
