You are right.  The market drives prices for sure.  Some seller just won't believe the comps.

Thanks for the comment Edward and Celia!  It is hard to accept the reality of prices but we are not hired so the seller can keep their home...  One seller had an "aha" moment when I mentioned that and soon things changed.  Good luck with the spring market
