Looking for defaulted paper at discount

By
Services for Real Estate Pros with sarik-holdings inc

I am involved with a small group of other real estate professionals in my area, looking for lenders that are wholesaling defaulted notes on properties in the SE Florida community.  We are an eclectic group and complement our skills with our diversity in the industry.

We each are very established in our own businesses and know the area well.  We also know that with all the foreclosures out there, there should be a more abundant supply of lenders looking to unload their non-performing assets than we are seeing from the brokers we have dealt with so far.

Finder's fees, commissions, or other forms of compensation is not the issue, we are all in this to make money.  We need to find REAL value offerings, not "marked up" discounts that are the same resubmitted junk offered to the general public.  Anyone with access to these portfolios in the 40% of TRUE LTV or lower, please contact me via email.  We can perform our 'due diligence' and close with amazing speed.  If the numbers are right, the money is not a problem.

To Richard:

Being a successful Real Estate Agent I am sure you come across situations from time to time where the buyer's inability to obtain traditional financing causes a deal to collapse or possibly you come across properties that are harder to sell, for whatever reason.

Our company can help you with both of these situations. The solution to both of these problems above are easily solved by having the person selling the property offer owner financing or by allowing us to work with the seller to offer to purchase a newly created note at the same time the property is sold.

Our creative solution is known as a Simultaneous Closing and this revolutionary method of financing has helped numerous individuals sell properties that are hard to sell and has helped countless individuals sell their properties faster by allowing more individuals the opportunity to purchase a property.

The wonderful part of this entire process is that the Realtor is still able to make their regular commission and you will also build goodwill with your client by helping them when no one else can.

If you are interested in learning more about this excellent and creative financing method, then please e-mail me today and we can arrange a time to sit down and discuss this excellent win-win situation.

Sincerely,

La Tasha

Hi La Tasha,

I have a friend who is trying to sell his home in Texarcana.  He has had several interested buyers, but none of them have qualified for financing, because as you know, the lenders are tighter than ever.  It is taking him a lot longer than he anticipated so sell his home.  I was reading your post above and wonder if you might be able to help.  Is there a way to reach you by phone to discuss?

Thank You,

Shani
