KICKBACKS TO REALTORS, ANTS, BATS AND MORE!

Charlotte, NC:  An agent in our Charlotte Southpark office sold a home near our office and in the inspection process before closing she, the home inspector and the buyers found that the home was infested by ants all around the outside, going into all open spaces, brick mortar holes, all around the crawl space... there was even evidence of ants inside the home. The termite report did not indicate any ants at all. When she questioned the PEST INSPECTOR (who the buyer did not know but chose anyway) he said that the ants were not wood destroying insects and it did not have to be on the report!

This is the reason you get a good Realtor. This is the reason you take the agent's suggestion, especially when you do not know the territory. Needless to say, the buyers pulled the plug and found another home.

Several years ago I was working with a buyer who would not use any of my suggested vendors and even chose one I specifically discouraged her from using. As I expected, he missed some big items and called into major question items that were inconsequential. It created a riff and she ended up not buying a home at all...still renting as far a I know. It turns out she thought I was in collusion with the vendors and was getting kickbacks for recommending them. I was shocked. No one had ever accused me of unethical behavior...and it is not just unethical but illegal in this state to take kickbacks OR even referral fees without disclosing them to the client. 

I never received kickbacks from any of my recommended vendors, i.e. lenders inspectors, repair people,  warranty companies, etc. The payment I get for recommending someone is that I am pretty sure they will not drop the ball on my clients and if they do make a mistake, which we all do, they will make it right.

Gary, with Home Inspection Carolina, did just that. He did not see the bats in a tiny almost inaccessible part of an attic space. Not only did he come back and get them out, he helped the homeowner screen up the entry so they cold not come back and cleaned up the mess on his own time and dollar. Now that is service!
