I represented myself in my home purchase; What did I learn?

la quinta homes and land for saleI came across a fantastic opportunity here in the city of La Quinta.  I went to view the property for one of my investors and decided it was just too good to pass up.  Got myself pre-approved, represented myself and darned if my offer didn't get accepted.  Now I'm REALLY living my Buyers' experiences!

  • Loan Docs:  My Lender is terrific, but I wanted to kill him.  The repetition of each underwriter..good grief.  Now I know exactly what my Buyers are experiencing.
  • Home Inspection:  I used a great inspector that I give a lot of work to.  He did a good job and I experienced negotiating my own Request for Repairs and following up. 
  • Escrow:  List Agent negotiated his company.  Well, the good news is that I found out why I will never recommend this company.  The bad news is that I had to ride them like nuts!  Again..good reminder of what my clients experience.
  • Moving:  Yikes.  That is it in a nutshell.  Awful, and I gave myself extra time.  All subs were fantastic, but things just take TIME. 
  • Utilities:  Oh boy..a reminder to be patient.  Set aside time to call each company.  FIOS is my Cable/internet provider.  They were horrible to deal with, but their internet service is much faster so that's just the way it is.  I had to lay down with a wet rag on my head after the Utility Company list was done. 
  • Sub-contractors:  Pool/Landscape, contractor..I have them and they are good.  But..it simply takes time and chaos ensues when all are starting on same date and trying to get things done by a given date.  Again...reminder of what new Buyers have to go through.
  • Furniture/appliances:  Time, time, time.  Delivery dates, people lost or late, furniture left behind.  Patience is a virtue.

However, I LOVE  my new property and I sure hope that my Buyers feel the same way.  Once you can take a deep breath and settle down in your new Palm Springs Valley home..perhaps with that glass of wine, then it's all worth it.  I have been reminded first hand that buying a home is just the start of quite a journey!
