Here is a handy checklist of things to do to prepare for the showing.  Written by Tamara Inzunza, an agent in Alexandria V.  But this is a great list that applies to most anywhere.  One of the things I would add is that it is probably a good time to take the dog for a walk, and try to hide any pet related items if possible.

Key to Open DoorSelling Your Alexandria VA Home - The stage is ready and the curtain has been drawn.  Your home is actively on the market in the Multiple Listing Service (MLS), and the for sale sign is shining brightly for all to see.  At any moment, the buyer could walk in with their Alexandria VA buyer agent, to take a look at your home to see if it's 'the one'.  So, what do you do when you get the call for the showing appointment?  Here are the top 10 things to do to prepare your Alexandria VA home for showing:

  1. Turn on all of the lights - Lights, camera, action!  That's what they say in the movies, and you'll need to turn on the lights so that your home can really be on display for the new buyer.  Walk into a dark house, and you'll feel like you're 'sneaking in', walk in with the lights on, and you'll feel like you're there to see something magnificent.  There's no need to dim it down either.  When your home is on the market, brighten it up by increasing the wattage in your bulbs, particularly in the hallways and bathrooms.
  2. Make all of the beds - The bed is usually the largest piece of furniture in the bedroom, so the eye is naturally drawn to it.  From the master bedroom to the kids rooms, to the guest room, make sure all of the beds are made and the pillows are fluffed.
  3. Empty the bathroom trashcans - A small task that is often overlooked but very necessary.  The bathroom is a small area, so make sure that the trash it out of the way so that the buyer is drawn to the important things like your upgrades! 
  4. Clear away the dirty dishes - Even your kitchen sink is on display when you're selling your home.  The dishwasher is the perfect hiding place for dirty dishes, and to make it better, turn on the dishwasher and you'll have clean dishes after the showing.
  5. Open the drapes and blinds - Allow as much natural light in as possible.  A bright room is an inviting room, and it really lifts the mood. Remember, dark rooms make a house feel depressed and sad, like there's no joy, so lift the shades and blinds.
  6. Vacuum the carpeted areas - Yes, we want to see those vacuum lines.  When buyers see cleanliness, it lets them know that you are taking care of the home, and that you took the extra effort to 'spruce it up' just for their showing.
  7. Put away the dirty clothes - If your hamper does not have a lid, then hide the dirty laundry in the washing machine.  Dirty laundry, like dirty dishes, should be out of sight!
  8. Wipe down the kitchen surfaces - Clear away those crumbs from this morning's breakfast or lunch.  Did the kids get syrup on the countertop from those pancakes.  The buyer will likely spend the most time in the kitchen area too, so make sure it sparkles.
  9. Sweep around the front door and the entry way - Whether it's a front porch, or stoop, make sure the path to the front door is clear and inviting.  The 'welcome mat' should be clearly visible and clear of debris.
  10. Lock the door behind you - Allow the buyers to see your home with their agent.  You don't want the buyer to feel like they are disturbing you, or invading your privacy.  The longer they stay, the more likely they are falling in love with your home and will be making an offer.
