Direct Mail and Online Marketing

Direct Mail Campaigns have been a staple for business's throughout the years because of it's ability to directly target potential customers. Printing can cost as little as a .04 cents per piece and with bulk mail can be around .23 cents for postage, a combined cost of .27 cents. So for a little more than a Quarter you can reach out to those in your market.

So how do you implement a good direct mail campaign? Everything begins with the list. You need to have a solid list to mail to. You can either buy your list, build your list or better yet combine both and create a comprehensive list.

What lists providers are best for Realtors?

There are a variety of List providers out there and picking the right one can make the world of difference. The key is to make sure your list is current and provides you detailed info on homeowners. I have run a basic search of some providers and 2 have caught my eye.

  • Coles Directory
  • Info USA

If you have experience with these or any other list providers please share.

Printing Companies

Is it better to use an online printer or a local printer? The question boils down to two issues, Price and Relationships. Shopping online allows you to locate a low cost printer but shopping online allows you to build local relationships that can lead to potential referals.

If you have tried an online printer or local please share your experiance.

Postage

Bulk mail vs Stamps

Bulk mail options vary from just under .14 cents for Every Door Campaign or .23 cents for pre-canceled stamps. These options allow you to get your message out to customers for more than half the cost of a .46 cent stamp.

Some people prefer regular Stamps because they believe it is not viewed as junk mail. The downside is cost. You can get Postcard stams for .33 cents or regular stamps for .46 cents. This adds up if you are doing a large mailing. My opinion is for postcards you should go bulk since its an open format but for envelopes you might consider stamps and hand written text on envelope for larger open rates.

Please share your experiance with direct mail and if it is still a solid lead generator.

Internet Marketing

Online Marketing is obviously the latest trend. With email, social media, drip campaigns, our websites, apps, SEO, PPC etc. How do you best market your services online?

Online marketing requires a blanket approach for non paid options but for paid options you should have a focused approach.

PPC

Pay Per Click with Google Adwords or other vendors allows you to directly target your advertising online. Benefit is you get directly in front of people looking for what you have to offer. Negative is cost. PPC can get expensive. Make sure you visit google adwords to learn the best ways to create a solid PPC Campaign.

What PPC Tactics do you use?

SEO

Search engine Optimization is a moving target. My biggest advice here is to have a solid website that is developed well and provides quality unique content. Blog often and make sure you develop relationships with other web owners in your area with the hope of getting them to link to your site. Be careful and don't get into a link exchange or buying links, this has caused many sites to get penalized.

What do you do that works?

I can make this blog post as long as a book but my goal is to develop a discussion about what works and what doesn't. Please share your thoughts and experience.

Great blog Joel.  I am getting away from mailing just a wee bit.  Still do some, but prefer walking around my farm areas and leaving handouts, as well as blogging for SEO.
