Last night I got a call from a smart buyer in Detroit.  Many buyers do not think this way, but this guy was.  He was just looking at houses but he was already trying to figure out what his new taxes would be once he bought this Detroit Home.  I went over the way taxes were figured out.  I told him the city of Detroit tax rate (Detroit Millage rate) and he said he could not afford the house with those kind of taxes.  It was a Detroit foreclosure but with adding in taxes and insurance with the payment it was out of the budget.

He then asked me about Canton taxes, and Southfield taxes, and Farmington Hills taxes.  He realized that he could buy a home in Canton and be paying half the tax rate.  And add the lower insurance cost it would save him more.

The moral of the story is:  when buying a Michigan home check what the SEV is for the Michigan home and the millage rate for the city you are buying in..  If one cities tax rate is 68 mills and another city is 34 mills for a $75,000 SEV house (approximately a $150,000 purchase price) it would be a $2500 difference in taxes.  $200 a month.  The math on that is as follows: SEV x the millage rate = the taxes.  So 75000 times .034 = 2550 while the house in Detroit millage rate would be .068 mills or $5100 in taxes twice the taxes!

So when shopping for a home ask your agent about the cities tax rates, the SEV on house, ask him if some other cities would be lower.  Be a smart buyer like Bill.

If you can buy a similar home in another city with a lower tax bill, why wouldn't you?  Ask yourself these questions.  Is the other city farther from my work, family, friends?  Does the other city have good school systems?  Do a spreadsheet (draw a line down the middle of a paper, list each city on either side of the line.  Go through and put down which city is better for school, for taxes, for insurance, for convenience, for work, for future appreciation).  Make a sound decision with all the facts.

$200 a month  tax savings on a $150,000 home purchase is 4 dinners out, 3 or 4 gas tank fill ups a month.

Russ, this is something I have been talking about with my buyers for years.  Thankfully, many many more buyers are becoming educated about this either through us or by reading or talking with others. 

It is SO important when determining an area in which to live that you look at the total picture when estimating your "comfy" zone with your new mortgage payment.

So many people around here "shop the school systems" and shop themselves right out of the market.  They get their hearts set on a super-prestigious school system and dig in their heels and won't budge.  This is true even if they haven't had a child yet. It's just irrational!  I had a potential referral and she ticked off the towns her buyers were "willing to consider" they were all top-notch schools - the wife was pregnant with their first child.  They wouldn't consider a community with taxes that would have easily fit their budget because they considered the schools substandard...Funny I went to those "substandard" schools and got a Ph.D. in immunology and was a research scientist for 14 years!  

We are also talking about a difference of $1000 a month in taxes - hardly chump change! Many of these people need a major reality check.

When can sometimes never convince buyers when they dig in their heel.  Unfortunately when they make poor choices in buying a home above their means only results in financial hardship and foreclosure for them.  I want all my buyers to be able to keep their homes for years, but you and I do not have control of their final decision.  No matter how much we disagree.

I discuss these issues with my buyers as well.  Even though Tennessee has extremely low property taxes accross the board, it does differ from area to area.

That is a smart buyer.  We have a pretty good Millage Rate in The Florida Keys but other areas of Florida are very high.  Parts of Tampa are close to tripple our Millage.

Russ, my former field dried up.  You could get a job, but it was slave labor.  Salaries in NY  were  about $30-35k.  The work weed was very long as well 60-80 hours - no they didn't give you overtime.  The career became a one-way ticket to poverty.  

Michigan has a very rough market right now.  At least where I am the prices have held and their aren't too many REOs.

Yes, Michigan is very rough with no end in site.  We have many foreclosures and no end in site.  I am luck to be in the mortgage business.  I get calls weekly from people who are in trouble and are on the verge of giving up their home.  For the people that think there is going to be a turnaround this year, I say get real.  We in Michigan have too much supply and not enough buyers.  It may take a few years before it turns around.  I am just hoping we do not hit a major drawn out recession.  We are already in a recesssion in Michigan, but they just have not admitted it yet.
