Happy Valley Ranch is a North Scottsdale home community located in the center of North Scottsdale along Happy Valley Road, between Scottsdale Road and Pima Road, roughly halfway between the 101 freeway and Lone Mountain Road. It's a relatively small enclave with several hundred (mostly custom) single story homes on approximately 1 acre lots. The community is set against a backdrop of the stunning sonoran desert, with winding streets running through the homesites. You won't find mass produced homes stacked one on top of the other in a straight line in this community. Throughout the weaving roads you will see various forms of wildlife running across the street or flying above your head. It's common to see families of Quail running across the road or perhaps the occasional coyote. Every now & then you'll see a bobcat & the wild bird population is something else. This is an area that feels like country, when it's minutes from some of the best golf, shopping, & dining in the entire city (or the entire valley for that matter)!
Since the homes are mostly custom homes, they all vary (to some degree) in size, style, & of course price. However, homes generally are priced anywhere from the low $600,000's to over $1Million. As the case is with all custom homes, interior & exterior finishes can vary dramatically and therefore so can prices per square foot from one home to another. No matter what the price of the home, everyone in the community enjoys the desert surroundings & the peace & tranquility which the desert provides. There are part-time residents in the community along with full-time residents & families. The families who have children of school age enjoy the benefits of some of the top rated schools in the state, and their children enjoy the Paradise Valley School system.
