Home Inspections in the Bronx

 

            A pre purchase home inspection is something that all potential homeowners should have done by a licensed professional before signing any contracts but after an accepted bid has been completed. Home inspections are done for the purpose of protecting the potential home buyer. Buying a home is one of the most important purchases you will make in your lifetime, so you should be sure that the home you want to buy is in good condition. A home inspection is nothing more than an evaluation of the condition of a home conducted by a trained expert. The inspector inspects the home in depth and impartially. During this evaluation he will be able to evaluate the physical condition of the structure as well as its construction and mechanical systems, identify items that should be repaired or replaced, and estimate the remaining useful life of the major systems including electrical, plumbing, heating, cooling, air conditioning,  all equipment and finishes.

            Never confuse a pre purchase home inspection with a home appraisal because the two are completely different. After the inspection is complete, you will receive a written report of the findings from the home inspector. Appraisals are for lenders; home inspections are for buyers. All potential home buyers should be aware of the benefits of home inspections and how to find a qualified inspector. The Federal Housing Administration better known as the FHA helps individuals when they want to purchase a home. Normally they provide lenders with mortgage insurance for certain loans. They do not guarantee the value or the condition of your future home nor do they provide or perform home inspections. If you find any problems with your home after closing, FHA will not help you with any repairs nor will they buy the house back from you. This is even more reason for you, the purchaser, to protect yourself in getting an independent pre purchase home inspection. Doing so, for your Bronx home, can make all the difference in the world.

When you decide to make a written offer on a potential home make certain that the contract states that the offer is contingent on a home inspection that will be conducted by a qualified Bronx inspector. Of course you will have to pay for this out of your own pocket, but well worth the investment of stopping you from buying a home that will cost you far more in repairs later on. Once you get the results of the inspection, then you can proceed with your offer. As previously mentioned, the inspection will be your financial obligation and you must also be careful when selecting a qualified Bronx inspector. Try to get one that has been referred by someone that you trust. There are some other ways to try and carefully select a qualified inspector.
