Yes, we all remember our first time.....
I have (had) this wonderful buyer that lives (lived) in Florida. I had met her the beginning of December. She would come to Wake Forest every other weekend and we would get together to look at homes. She had a "set in stone" limit of what she wanted to spend. I promised her I would never go over it and I didn't. Well, after the third time that we were together we both were getting a little disappointed in that we weren't finding "that" house. Mind you, cumulative, we had only looked at maybe 6 homes.
One morning. I was running my normal search and a home in the subdivision she wanted to be in popped up. It had just reduced making it line right up with her needs and wants. I grabbed the camera and headed over.
I walked in the door (vacant) and just KNEW that this was it. I took 120 pictures that morning. I emailed them and within the hour she called and said, "That's it!" Actually, she screamed it! Anyhow, "What do I have to do to get this house now?"
Within 2 hours I had the contract drawn up, emailed to her, sent back and presented to the listing agent. Within 24 hours it was a DONE deal. A done CASH deal! My client had never physically seen the home!
One week later she comes back to Wake Forest and we head over to the house. She walks in the front door, burst into tears and giddy laughter and exclaims, "Leesa, I can't believe you got that into my head! This is it - it is perfect!" Good thing considering we have signed contracts!!!! I breathed a heavy sigh of relief!
She has only visited her home twice since making the offer. The third time was this morning at 9am for the final walk-through. She signed the papers at 1:00 and she now has her dream home!
So, this was my first time selling a home sight unseen!!!!!! Was I scared? You bet! All of the "what-if's" kept running through my head. Did the listing agent take a chance? You bet she did! The cool thing about it all was that for some unspoken reason we all trusted each other. The sellers trusted their agent, my client trusted me and both the listing agent and myself trusted each other.
I can say that at 1:30 there was an ecstatic buyer and ecstatic sellers in Wake Forest, NC! Dreams do come true!
