The hardest part of being a real estate agent is educating sellers.  When I come to your home, I try to be sensitive to the fact that this is the place that you have raised your family and built your life.  However, I am most interested in helping you reach your goal of moving on.  This means that I may make recommendations that you will find unnecessary, overkill or even insulting.

Imagine yourself on vacation and having to stop for the night in a local hotel.  You walk into the room, sight unseen and it is "not quite clean" or has an odd smell.  Does it turn you off?  Does it make you want to make yourself at home and sleep there?  Probably not.

The same is true for buyers.  Your home will be one of many that are shown in the same day.  I schedule between 11 and 16 homes per day depending upon my buyers needs and timeline.  Those buyers are going to have a "first impression" within the first 90 seconds of entering the home.  They can "fall in love", or be instantly repelled.  It is up to you, the seller, to work with a qualified agent to prepare the home for that first impression.

I may suggest paint, rearranging the furniture, boxing up clutter and even the services of our local Staging company.  These suggestions are made simply to bring your home to a "competitive stage" so that you might make it into the Top Three Picks.    Spending a little time, effort and often times not alot of money can gain you thousands in this market.

So please....don't take it personally!

Welcome to ActiveRain, Lorna! I recently read another post that said sellers need to detach themselves emotionally and physically from the home. Our team says 'there's one way to live in a home, and another way to sell a home.' However it's said, this is solid, well-meaning advice.
