My marketplace is full of these "buyers".  They say they're investors and they most often call from signs on listings--they're sign calls.   That's fine.  They do have the cash and they're qualified, but they don't have any desire to work with me exclusively and they're motivated only by a price that's under market value.  That's not fine.

You can call me unmotivated or call me lazy, but I don't have time for these so-called investors. I'd rather garden.  I don't even have the desire to explain over the telephone why their idea doesn't work, at least for me.  True confession: when they volunteer their phone number or e-mail address I even pretend to write it down, but don't.  They've already given it to dozens of other Realtors.

I actually have a Draft Post entitled:  "Call Me if You Find a Good Deal".  So when I saw Merline's post, and being unmotivated and lazy, I figured I'd just re-blog hers. 

"If you see a good deal, let me know?"

 I was speaking with an acquaintance the other day who asked if I was still in the business.  They knew I was, but I guess that was their way of making a transition in the conversation.

They asked what was the market like and I explained that there still deals out there even through the market prices have increased slightly recently. 

Then the big question "If you see a good deal, let me know." 

I then asked what price range are you looking for.  The response was  "I just want a good deal".

Where do you want the home I asked, "Anywhere there is a good deal."

How many bedrooms do you want?   "Three or four bedrooms. I want a good deal."

I then asked what is a good deal to you, because I had nothing to go on.  "You know, something reasonable."

Frustrated I then just said I would keep my eye open for them.

This was not the first time I have had this conversation, people want a good deal but can't give you any other information is not showing they are a loyal buyer. Also they are not serious about the profession you work in and want to use you for convenience. 

I refuse to entertain this kind of "buyer".  When you go to buy a pair of shoes you have an idea of what color you want, the height of the heel,  open toe, closed toe, leather, synthetic etc.  Well much more than that is involved in the purchase of real estate.  

I know first time buyers need more help sometime, but you have to have some kind of plan and a commitment to work with an agent seriously.  "By-the-way" conversations do not show commitment or seriousness to the matter at hand.  Being a Realtor is serious, and a costly business to be in.  I will not throw my resources away recklessly.

I work with buyers yes, but I need a buyer that is committed to me, and one that we can work TOGETHER to accomplish their goals.
