Why should I hire a broker to help me lease space?
I get this question all of the time and the answer is "Why Not?" In a tenant representation scenario, I am paid by the landlord so you get all of my expertise and experience at no cost to you. Instead of driving around looking for space and wasting your time and energy, I have access to information at the tip of my fingers and have relationships with other brokers to find you the listings and even spaces that may not be currently on the market. Having a broker makes you look like a serious candidate when looking for space. If you call a phone number plastered on a banner in front of a building that you are interested in leasing and you call on your own, the reality is that you may not even get a phone call back. If you use a broker to navigate the transaction, it makes you have credibility in the eyes of the landlord or the leasing agent. You don't like driving around looking for space. Let me do it. You don't like negotiating deals. Let me do it. You wouldn't go to court without a lawyer, so don't do commercial business without someone to represent you in the deal. Hiring a commercial broker (emphasis on commercial broker, as selling houses and selling or leasing commercial space is not the same), will save you time and money.
