So you added a garage. Major issues. Home inspection in Hobbs N.M.

At Desert Sun Home Inspections in Carlsbad, New Mexico.

There are times when the buyers find out that the home of choice has issues. Major issues.

This buyer is a younger lady that is in law enforcement.

When they show up for the inspection wearing their uniform, makes me let's not say nervous, but a little more intensely interested in the inspection.

This home which was built around 1965, is the typical ranch style home.

Then a garage was added to the home a couple of decades later. Around the mid 1980's.

That's O.K. But...The addition of the garage was not done to codes. The addition was not even permitted.

I don't know how the Realtor is going to handle that one.

But when additions are added to a home. they must meet codes set forth by the governing body at the time the addition was built. In this case it was the UBC code book.

You can't just add on to a home without thinking of the safety issues related to the addition. Especially with the addition being a garage.

Here is what I ran into when inspecting this home.

First I inspected the exterior of the home. I could clearly see that the garage was added on at a later date.

Brick seperation.

The Contractor really tried to hide where the garage was added on to the home. But I do see you.

Then comes the major "NO NO".

In the garage there is a double set of windows that are in a bedroom. Never closed off, bricked over, boarded up the thing that could have been done was and still is almost endless.

Windows in Garage

The water spigot is still on the West wall inside the garage. The builder never moved the hose bib so you didn't have to open doors in order to use the hose on that end of the home.

water spigot in garage.

Plus they never heeded the need for a fire barrier by leaving the existing exterior door in place. this door is a hollow core door and the threashold is not even attached to the floor.

Hollow core door.

I Don't know what the realtor or the buyer is going to do. The buyer wants the home. If they work out the details with the sellers. Then there will be work to do to installaa fire wall close up for the garage.

Hi Andrew.

I don't worry about the sellers calling me. I don't take writting up an issue lightly.

If it's an issue then it goes in the report. Thanks for the comment.

Have a great day in the Maine area.

Hi Wayne,

I don't think a "FUN ONE" but there are issues they will have to work out. I think the deal will go through after the repairs are completed.

Have a great day down in the Fort Myers area.

Hello Jay amd Michelle.

There are a lot of those around here as well. Then they remove the walls when they sell the place and leave the a/c venting in the garage. A major no no.

Have a great day in Westlake Village.

Hi Harry,

Some times the codes are the fall guy. But the owners are re4ally to blame. Even if they just didn't know the codes.

Have a great week ahead and thanks for the comment.

Hi Joan W.

I don't think a loan would be in order. The repairs or changes can be made for around a grand.

Have a great day in your area today.

Hi Kathy,

Permits are for the county to know what is on the property. No permit and the home is taxed as with no garage. But when the assessor get's there and there is a garage. Problems arise.

Why was this not caught years ago?

Have a great day and thanks for the comment.

Hello Michelle C-C.

The buyer knows now. and the sellers for sure. The repairs will need to move forward if they want to keep the closing on time.

Have a good day in California.

Hi Ed,

Want to hear a really good one?

The appraiser was already there and never noticed the windows in the garage. Talk about being lax in his duties.

Have a great day in Connecticut.

Hi Myrl.

It is one way to keep the pipes from freezing. But a dead give away when it was not moved to the exterior wall.

Have a great day in the Great West.

Hello Ralph.

In all fairness, I think the home was sold to them in this condition. I asked the Realtor if the home had been inspected when they sold it to the buyers at that time back then. They didn't have an answer for me.

Have a nice day in California.

Selling Homes Changing Lives

Clint,

I've seen a few houses like that in my lifetime. The funny thing is, buyers aren't stupid. The buyers I had wanted no part of that mess and wondered what else was hidden that they didn't know about. They had many questions that they decided, they didn't need to know and moved on.

A seller is hurting them self by altering the structure of a home without a permit and the right contractors.

Great post!!!

Hi Patricia,

In many cases the seller were not planning to sell. But they still needed to do things the correct way if ever they did decide to dell the home. As these sellers are finding out first hand.

Have a very good day in Flower Mound Texas.
