There are times when the buyers find out that the home of choice has issues. Major issues.
This buyer is a younger lady that is in law enforcement.
When they show up for the inspection wearing their uniform, makes me let's not say nervous, but a little more intensely interested in the inspection.
This home which was built around 1965, is the typical ranch style home.
Then a garage was added to the home a couple of decades later. Around the mid 1980's.
That's O.K. But...The addition of the garage was not done to codes. The addition was not even permitted.
I don't know how the Realtor is going to handle that one.
But when additions are added to a home. they must meet codes set forth by the governing body at the time the addition was built. In this case it was the UBC code book.
You can't just add on to a home without thinking of the safety issues related to the addition. Especially with the addition being a garage.
Here is what I ran into when inspecting this home.
First I inspected the exterior of the home. I could clearly see that the garage was added on at a later date.
The Contractor really tried to hide where the garage was added on to the home. But I do see you.
Then comes the major "NO NO".
In the garage there is a double set of windows that are in a bedroom. Never closed off, bricked over, boarded up the thing that could have been done was and still is almost endless.
The water spigot is still on the West wall inside the garage. The builder never moved the hose bib so you didn't have to open doors in order to use the hose on that end of the home.
Plus they never heeded the need for a fire barrier by leaving the existing exterior door in place. this door is a hollow core door and the threashold is not even attached to the floor.
I Don't know what the realtor or the buyer is going to do. The buyer wants the home. If they work out the details with the sellers. Then there will be work to do to installaa fire wall close up for the garage.
