Professional Photos Get Showings and Showings Sell Homes

 

It's cliche to say that "a picture is worth a thousand words," but in selling a home that is more than true!  In todays internet driven real estate industry, 90% of home buyers start their search on line, and buyers come to agents with much more information than ever before.  Using Realtor.com and Zillow clients can not only search homes, but agent profiles, sales activity, and client reviews help them to be very informed from the begining stages.  These resources mean that by the time the buyer contacts you, they may already know whether they want to see your listing or work with you as an agent.

When it comes to sorting through the hundres of homes in the buyers price range pictures make a HUGE difference in what stands out.  Those that stand out will get showings, and the properties that get the most showings have the best chances of being sold!  Those that look like everyone elses or worse, look fuzzy, blury, or were shot two seasons ago are likely to get stale and expire!  While pricing and condition probably have the biggest effects on whether a property gets showings and offers, pictures are probably next!

Professional photos get showings and showings sell homes!  Consider the following:  

  • Properties that have the maximum allowed pictures always go to the top of the search page of similar priced homes in Zillow and some other sites, so not having 24-35 pictures is a huge disadvantage. This home is a good example of maxing out this type of exposure.
  • A front picture that has multiple exposures merged into one great photo looks mystical and draws much more interest than a property in the same neighborhood and price range that doesn't have such professional help!

 

  • Lighting makes a huge difference in the pictures, as well as time of day that the pictures were shot.
  • Knowing the right angles to approach the picture from can make a huge difference.
  • Using a wide angle lens can really help a room not feel cramped!

Sometimes having the right pictures can make a big difference in whether a home actually sells or not.  Consider this property which sat for nearly six months with previous pictures, but will likely sell quickly now with nothing changed but the pictures.

In the previous listing the pictures were not well lit, the seller didn't even have the power to the property turned on, and even though it was nicely renovated and a very low price, it didn't sell.

 

 

When choosing a realtor t market your property make sure that they will use professional photography to get the most clicks online, and the most showings to get the most offers at the highest price!  I very much believe that professional photos get showings and showings sell homes!

I agree, It's crazy to think you still have to post this content, but like you point out, go to MLS... You'd think with buyers going to the internet when searching for their next home, they'd figure out that photos are the first impression.
