I Will Not Charge You A Cent

Honestly, I will not charge you a cent.  Of course, I will not be working for you so it only makes sense that I will not charge you.

When would you need to make such an obvious statement?  You would make it when a buyer who is interested in your listing asks you to lower the commission because they are not using an agent.

Well, good for you, buyer, that you are not using an agent, or maybe bad for you since you will have no representation.

I work for the seller and the seller will be paying me and it is none of your business what the seller is paying me.

I do not work for you, so there is no commission to lower.

If you had representation, then you would have a buyer agency agreement, and with such an agreement it would state that you owe your agent a commission.  It would not be a legal agreement, or contract, if it did not have something for compensation.

Granted, it has become customary, not law, that the listing broker offer a portion of the commission, which is paid by the seller to the listing broker, as an incentive for buyers' agents to bring their buyers to see your listing, but this is not always the case.  Of course, this is irrelevant, if there is no buyer's agent, then the listing broker would keep all of the seller paid commission and disperse it to its own agents per previously agreed upon terms.

By making such a request, you are showing that you have no clue as to how to negotiate to purchase a house.  You are trying to purchase a house, but you are trying to negotiate contracts to which you are not a party.

Excellent point.  These wanna-be-savvy buyers are, indeed, negotiating the wrong thing.
