VILLA PARK CA REAL ESTATE SALES RISE IN SEPTEMBER 2013

Active real estate listings increased 13.6% in Villa Park, between August and September 2013, and jumped more than 31% year over year. Although these numbers appear to be significant, it's important to note that there were very few homes for sale in Villa Park California, to begin with. Villa Park is a very unique, and almost entirely residential city, that doesn't have a lot of turnover in real estate due to the large lot sizes, and abundant single level properties, which allows for expansion, as families grow, and mobility, as residents become older.

There was little movement in pending real estate sales on a month to month basis. However, when compared to the previous year, pending home sales in Villa Park fell 38.5%. As with active listings, there were not many pending sales as of last September either, so a 38.5% drop equates to only 5 fewer sales.

Villa Park real estate sales posted an increase of 33.3% month over month. Again, given the small number of sales last month, this percentage is the equivalent of 2 additional home sales. The year to year stats were a bit more impressive, with a jump of 167%, proving that the luxury market has made a comeback. In September 2013, the majority of real estate sales in Villa Park, California closed at or below the original list price. Given current market conditions, this was most likely the result of over aggressive pricing.
