Whats been going on in the Madison Alabama real estate market for the last year? With May, June, July and August of 2013 certainly favoring the seller, it has been a year of small ups and downs with the absorption rate flexing between a buyers and sellers market, but ending September with an over all absorption rate of 6.79 which only slightly favors a buyer market.
Looking forwarding to October of 2013 sales are down from 71 to 55, however, days on the market are also shorter, the average sales to list price is slightly higher and the absorption rate slightly favors the buyer over last October.
Each of the last 3 years has been an improvement over the preceding year and my expectations are continued improvement for 2014. Sellers are preparing their homes for the spring market with increased expectation of an improving market.
