Mistakes on the MLS Will Cost You
It still amazes me that there are so many errors on the MLS (Multiple Listing Service) in Middle Tennessee. Many agents or their assistants are not paying attention to details. If your listing is not entered correctly you could be missing out on numerous potential buyers.
While I was researching a multi-million dollar listing for a buyer I was confused by a word in the description next to the picture:
“As you enter this residence immediately to the left is this classy but quaint foe painted parlor.” And again…”Updated solid custom cherry kitchen with foe painted island and matching granite.”
I finally realized the author meant ‘faux’ as in fake. I was embarrassed for the agent and wondered if the seller was aware. On the same listing I saw ‘tray’ misspelled as ‘trey’. Some will argue that it can be spelled either way but according to the Merriam-Webster Dictionary, when referring to a ceiling you should spell it ‘tray’.
At least there were descriptions along with the pictures though, as many pictures are just out there without any text. Writing the special features next to the pictures of each room is another chance to capture a buyer’s attention.
Today I saw a $639,900 listing that has been on the market for 1,113 days. It is a unique home and may be overpriced. Those could be the reasons for the length of time without a sale, but maybe it is because the total bedrooms listed are 0 and the total bathrooms listed are 0. I doubt a 4,000 square foot home would be built without any bedrooms or baths. This listing will never be seen by a buyer entering minimum search criteria such as 3 bedrooms/2 baths.
Just because I was curious, this morning I searched for Williamson County Homes for Sale with 0 bedrooms and found 2, one of which is listed as owner/agent. Wow…I wonder if he really realizes Mistakes on the MLS Will Cost You.
