There are 130 (no change from last week) properties listed on the National MLS® System for sale in Uxbridge with a price range from $169,900 to $3,699,000 and a median asking price of $713,400. . ..... this includes properties that are sold subject to conditions being met
Once again we have included the median asking price in our report. The Median Asking price is the half way point between the total number of listings offered for sale. With 130 properties available that would put 65 properties above and 65 properties below the median price This median price is not an indicator of prices rising or falling but more an indicator of changes in the number of lower or higher priced homes available to be seen As the median price falls you can expect more lower priced homes to be available and as the median price rises you can expect to see more higher priced homes available for viewing. (see example below)
Why Add The Median Price?
If you have been following our market snapshots for any length of time you will have noticed that the price range seldom changes. This is due to listings sitting on the market for a long period of time for a variety of reasons. We could have added the average price but it tends to swing from one week to the next, this combined with the limited number of new listings and sales reported in a week, makes the average price a poor indicator of what is actually taking place in the market.
Median Price VS Average Price
In our example below the first column has two "properties" above and below the median of $145,900. The second column the median is the same but the average is higher with one "property" being higher than in the first column. In our last column we see the median price is halfway between two "properties" so that there are an equal number of "properties" above and below the median price
This past week saw the following transactions reported by the Toronto Real Estate Board for Uxbridge:
- 8 new listings
- 3 properties with price changes
- 5 residential properties sold subject to conditions being met
- 0 residential Condo/Other sold subject to conditions being met
- 4 residential freehold properties sold firm (may include properties previously listed as sold conditional)
- 0 residential Condo/Other sold firm (may include properties previously listed as sold conditional)
- 0 previous deal(s) fell through
