Dutchess County NY real estate October 2013 for single family detached homes experienced an increase in sale, going from 108 in October 2012 to 151 this October which was an increase of 39.8 percent. This was also 17 more sales than in September. At the same time the average sale price fell 4.2 percent; last year it was $311,040 and this October $297,830. The median on the other hand increased .1 percent to $255,000 a $250 increase over 2012.
Because of the increase in sales the absorption rate was down to 13.21 months a trend in the right direction. During the month the inventory increased 5.6 percent to 1996 versus 1891 last year. The purchase offers at the beginning of the month was down 8.1 percent from last year when there were 187 homes with offers, and this October 170 which was also 27 less than in September.
