Buyers: Are they ready or not?

I'm continuing to hear all the negative press regarding the stagnant real estate market.  What I am experiencing in the marketplace is different than what I am hearing.  Is the market as great as it was 3 years ago?  Of course not.  However, are properties still moving?  ABSOLUTELY!  I am getting a good volume of buyer leads from particular listings I have.

 I have recently sat down with two buyers that are "ready" to buy and a couple of more buyers I've cultivated via email.  They are planning to buy in the fall or late summer.  I find myself wanting to provide them with pertinent information on a regular basis, however, I'm struggling with what to send them.  My goal is to continue to keep in touch so they are willing to use me when it's time to look.  How can I effectively gain their trust on such a limited communication structure. Any suggestions?

I would recommend you focus more specifically on their needs, then the market in general.  Email them specific properties, get with them at least a couple times a month and show them some homes so they don't forget you ... afterall, people have VERY short memories

thanks for the positive note Bronson.  I have gotten away from watching the news, it has gotten to a point that it specifically doesn't mention any positives with regards to the economy when there is still plenty of good things happening.

Yes the news and papers arent helping the market out at all, I think they are part of the reason the market is slow.

I like doing e-newsletters with market information, new websites to check out, something about yourself etc.  This way they will see your name again and get some more information!

I mail out a monthly newsletter to past and future clients that contains a list of upcoming events for our area.  For those that live in the area, they know what is coming up in time for them to put it on the schedule and for those that are out of town, they can get an idea of what living in a small town will mean for them culturally. I try to keep the newsletter personal, talking about what flowers are blooming, what the weather has been like and then finish with just a brief paragraph on any important changes in the market and why they should buy now.

Focus on building the relationship with them.  No need to put pressure on them if they don't plan on buying until the later summer.  I would follow up with them every month with some form of communication.

Jake - I think that the point is keeping them informed. I have buyers in the same situation and it's amazing how some say they are gonna wait and they end up moving far sooner than anticipated! It's different for every client. Good to know that you are busy though!

Just like Bronson says, people will always be moving.  We just need to educate the public on the market in their specific area.

Great post!  We have a very slow market in Altanta but personally our listings are selling!  4 deals this week and a half!  Listings have to be priced well, show well and be realistic!  Guess what?  They sell!
