Trulia says the listing is only worth...

I hear this often.

"Trulia says the listing is only worth about 75% of your list price."

I am sorry, but I don't care what TRULIA has to say.

"But it has to be right, it's on the internet!"

Well, they are wrong, again!

I ave this conversation way to often.  One way to fight this baloney is to ask...

Do you have your current home listed?

"Yes, Why?"

What does Trulia say your home is worth?

"I don't know, I never checked."

Well, check and call me back.  At this point, many don't call back.  Most will call and tell me that Trulia has the valuation of their home wrong.  (Low)

OK...So, do you still think that TRULIA has the right valuation on my listing?  AS a Real Estate Professional, I know my current market.  I look at comparables that are apples to apples, not Apples to oranges.  In other words, I don't compare your home you live in to a trashed foreclosure.

So, Would you like to see this home?...

I get this when people check the tax records and the assessment is low, they seem to think that we are committing some sort of crime by asking too much.

My answer is "if you cant afford it then dont buy it, I will sell to someone else".

This sounds familiar!  Everyone believes what they read on the internet as gospel.  We all have to be ready with our 30 second elevator speech complete with statistics. Good for you for being armed with information.

That is a great response for the question. Sites like Trulia and Zillow are only tools and they showed be viewed as that and not accurate as a cma or an appraisal.

Trulia and Zillow are truely thornes in my side.  I had a listing that the almighty Zillow thought was overpriced, so the buyers that offered did too.  Somehow, the appraiser didn't.  The buyers took my sellers counter only to find that market value is NOT what Zillow or Trulia says.

Until a uyear or so ago, I really didn't know what the site was about.

William, people tend to believe that which supports their pre-conceived notions.  In additions to these national services, we have people in the media who set themselves forth as "experts" or "consumer advocates"; but they do little research and even less formal study.  If someone sees a person with a microphone and camera, they believe whatever comes out of their mouth.

Bottom line: REALTORS® and Licensed Appraisers work within a discipline, adhere to a code of ethics, invest heavily in our professions.  I could go to a local car dealership and ask a salesman why am I having these headaches; or I can go to my medical professional and say, "Hey Doc, I can't get rid of these headaches."  Who would you chose?
