2014 Business plan---No more Looky Loos for me.

I have suckered for so many looky loos in the past that say "we aren't  going to bother with loan approval til we find what we want". Or they say we will have NO problem getting a loan and even decide what price range they are going to look at. I looked back even at 2013 and they never became a sale, not even an offer.

I have someone that contacted me thru email and will be here in a few days, would I be available to show them around? I emailed back and asked about the money status and just what the needs would be such as bedrooms bathrooms and square footage.

A couple days later I was told they are approved in another state but would not worry about Oregon until they find what they want, SAY WHAT?  No further info as to their needs was furnished. I think my work is done here. Your thoughts?

       I can introduce these people to a Lender who can pre-approve them, or at the very least pre-qualify them.  If they are not interested, then I am not interested!

Rob - I came here from Lenn Harley's reblog.  She likes the "Looky Loos".  I think it's important to have a business plan that generates a lot of leads so that we can prequalify our clients.  I have on occasion worked with buyer clients who were years away from buying and this has resulted in sales as well as referrals, but they didn't take up a lot of my time.  I really think the key is having enough leads so that you can pick and choose which buyers and selllers to work with.

Gail: I probably should have given more details. These buyers have demonstrated that they are NOT going to comply with anything to make a successful deal happen.
