If you have wondered how the real estate market in New Castle County, Delaware compares to the counties to the north and south of us, here is your answer. As you can see from the graph above, right now we are trying to get back to the 2005 numbers, but the trend is swinging upward.
Here you can see that in Kent County, to the south of Wilmington and New Castle County, the real estate market is struggling to rise, inching back to mid 2005 numbers.
In Southern Chester County, Pennsylvania, the real estate market has been mostly flat for the last 3 years, with numbers close to those in 2004. You will also notice that this bucolic countryside with large lots and large, beautiful homes, started out with much higher prices than the area to the south in Delaware, which is much more urban, especially around Wilmington.
As you can see, all these areas still have a way to go, but due to the lower number of short sales and foreclosures in the past year, New Castle County is, so far, winning the race.
