Sellers Mistake

Utah home sellers struggle with the same things everybody struggles with.  What do they struggle with? Oh let me count the ways. 

I'd love to write about sellers not realizing their pets cause odors nobody else wants to live with, bu that topic is well beaten.

I could talk about sellers making the mistake of trying to take care of it on their own. But I've written that one already myself.

There's the topic of not fixing things before the home is listed.  But again - written that.


So what's left to write about?  Oh yes, there's this.

Home Sellers hire a professional to sell their house, just as they hire a professional to fix their teeth, cure their illness or paint their car.  Fact is I'm not sure any of us fully listen to the professionals we hire for a specific job.  Why is that?

The doctor tells you to quit the sugar, and lose 40 pounds, because the diabetes is going to kill you.  What happens next? There's a pill for it that'll help for a while. When the pills stop helping the weight is still there plus a few pounds. Far too many lives have been cut short by that disease. As you can see it's a devastating disease that you can actually have pretty good luck controlling if you do what the doctor says.

How about your accountant?  Do you still have to dig through boxes and drawers to find receipts and visit your bank for bank statements at tax time?  I do.  I can't tell you how many times I've had a list in my hand of what I need to do in order for tax time to be easier.  Every year I play the same game, and have the same struggles.

Then there are home seller and their agents.  

Agent suggests removing many of the personal items from the walls and other areas of the house.

Owner argues they still have to live there, and they want to be comfortable at home.

Agent stresses how important it is that there's never dirty dishes in the sink when you leave home - you never know when someone will want to see it.

Owner says - I had a part last night, and was running late this morning.  Can those folks come another day?  (NO - they want to come today, and likely you missed the opportunity for them to see your home)

Agents says do something about the stains in the bottom of the tub, and change the shower curtain.

Owner says...ok owner ignores this one. Doesn't say or do anything.

Agent says scrub the baseboards that haven't been scrubbed in years.

Owner takes a broom to them to remove the top layer of whatever is loose enough to sweep off.

You get the picture right?  The biggest mistake sellers make?  Not doing the things the professional they hired to sell their home suggests they do to make their home more attractive to buyers.
