Your home is competing with other similar properties for a limited pool of buyers. Your initial move should be an attention grabber that turns the buyer in your direction - it's when they sit with their agent to decide which homes to view. Your home's photos should make them put your home at the top of the list.
You may be disappointed at what you find if you look at photos of your home in the MLS. I took the photo at the right of a vacant home I listed that has gone to settlement. It is like many of the photos you will find of homes for sale in the MLS.
A prospect would wonder what was at the far end and may not be interested in wasting time to find out.
Too frequently, agents cannot or do not edit a client's photos before they are uploaded to the MLS.
The photo at the left is an edited version of the dark photo above. Until recently, my husband and I used "top of the line" photo editing software to improve the quality of the photos we select to market a client's home in the MLS.
Even so, the edited photo lacks the "oomph" we want to incorporate into our online marketing strategy.
We have contracted with a highly respected real estate photographer to take our listing photos. Regardless of the size of your home it wll be photographed professionally.
