When the buyer get's a accepted offer their lender will send out their appraiser and one of the things they look at is similar homes sold. As Realtors we do the same which helps us find the market value for your home.

 

Second, we also need to see the competition and see how much they are asking for their homes that are similar to yours and how many days they've been on the market. If it's been a long time then their home is probably over priced.

 

So the bottom line is to get the most for your home by pricing it at market value are just slightly below that, so that you get as many buyers eyes viewing your home. It's that simple. The biggest mistake sellers make is over pricing their home and you don't want to be that seller.

 

There are other things you can do to get top dollar such as decluttering, painting, staging, ect. which could all be discussed when you set up an appointment with a professional real estate agent but this is just a quick over view of how to price your home to sell.
