A seller's market in Stockton, CA

We are experincing a seller's market in Stockton, CA.  Currently, we have only 2.6 months of inventory of homes for sale.  What does this mean for buyers and sellers in Stockton, CA?  For buyers it means there is not alot of selection and there are 5+ other buyers looking at the home you are looking it.  There is a lot of competition for so few homes.  So buyers need to make sure they are qualified with a good lender and if you absolutely LOVE a home, you might have to be prepared to act quickly and in some cases above ask price.  The days of starting below list price, asking for ceritian seller concessions like closing costs or repairs, may not get you the house you love.  Do not fret however, there are still sellers out there that need to move now and are willing to accept your offer if the offer price includes the consessions you need.  Just be preared to act quickly and as strong as possible.

What does this mean for sellers in Stockton, CA?  If your home is currently on the market and is priced right, you should experience multiple offers in a very short amount of time!  Houses for sale in Stockton, CA are not sitting on the market very long, an average of 34 days.  So if your home is currently for sale and has been sitting longer than 34 days without one offer, it is over priced!  Additionally, if your house is not currently for sale but you are thinking about it, now is a great time.  One piece of advice I have is, if you plan on staying in the area, start looking for your new home to live now!  It is much harder to buy a home than it will be to sell your home.  If you are able to sell your house now, before spring and summer, do it.  Naturally, more sellers put their home on the market during spring and summer, so buyers will have more choice.
