Many people are shopping for a home and there are a lot of other shoppers out there. We call them Buyers. Especially now, while the home listing inventory is low, so if I were in a grocery store shopping for steaks, I would buy steaks that look the best and would have to compare those steaks to the other steaks in the case. Chances are, I would get the better looking steak. The same goes for homes. If the house is empty, and cold looking and the next home is staged and looks warm and cozy, I would have to compete with other shoppers (buyers) for the staged home, because it is more appealing. I am reading a book by Jack Cotton entitled 12 Secrets Luxury Home Sellers Know and he compares selling your home to waiting in a long line at the grocery store.
Those home owners that prepare their homes for sale, maintenance is done, painting, pruning and cleaning is done and their homes have been prepared for the utmost curb appeal and ooh and oh at first sight, and you didn't prepare yours, then it is like being far back in line, watching other home owners cut in line before you. They and their homes were ready to sell, and perhaps yours is not.
A couple of hundred dollars and a checklist of items to complete is your ticket to sell right away, if priced correctly.
