The homebuying process is wrought with confusion to begin with, but when you work with the wrong people, or get the wrong information, it can just be disasterous.

I was speaking with a client of mine the other day who i've been trying to help get qualified for the past 4 months. I reached out to him to see if how he was handling the mortgage process and if there were any new properties he wanted to check out.

He told me he had decided to put his search off for another year because the out of state lender he was working with told him he couldnt qualify for a loan yet. BUMMER!

I dug a little deeper and discovered the lender he was dealing with was giving him bad information. The lender, being out of state and subject to different rules, was unable to qualify this client because his score was under 650. Now besides having a lower score this clients credit was pretty much immaculate.

Having just closed a house for a buyer 2 weeks ago with a score of 603 I informed this new client he should seek info from a few local lenders, and I passed their info along to him.

Within 3 days he was able to qualify for a mortgage with an excelleant rate and for an even higher price point than he was hoping for! Now he had started his search looking for a house in Bowie, MD but after the bad news from the bad data, he lowered his standards and thought he would have to look elsewhere, but after speaking with the local lender, he found he could qualify for the area he REALLY wanted to live in.

If we hadn't dug a little deeper and contracted some alternate sources of info, this man would have been stuck renting for at least another year, and probably longer.

You should always seek information from multiple people, and rarely should you contact out of state lenders, they are not familiar with Marylands policies or the real estate market here, Its just bad business!
