Home stagers know how to decorate a home so that it appeals to a broad range of people and allows buyers to see the possibilities. Now the second home, isn't staged. Furniture is cluttering up the rooms, there's a bunch of pictures/family photos on the walls, accessories taking up every square inch, no inexpensive DIY updates, and the paint on the walls have seen better days. Obviously one home just looks like it's in better shape. That home is more likely to sell at closer to asking price. The other home, however, is going to get a much lower offer because it gives off the appearance that there's a lot of work to do to get it up to the buyers standards.

Staging isn't the be all answer....it's one of the most important things you can do....but it's not a miracle worker.  I had a couple clients last year that are still on the market this year.  In both cases the homes were listed too high.  The staging consults went well....amazing transformations....but still no sale.  You can't list too high...you must go with the market!

Good morning Suzanne. Great post as usual. If you got into the homes that aren't selling, by the time you were done, they would have a much better chance to be successful.
