As real estate salespeople, our jobs include a multitude of activities. We don't "just" set up appointments and show houses, we prepare documentation to make offers, we provide market value advice and analysis, and we manage the entire process from offer to closing.
We help ensure inspections are done well and that the output is used appropriately, that contracts are completed, title searches are ordered, surveys are done, the mortgage process proceeds, appraisers are given access, appraisal reports are understood and implications are addressed, and on and on....
One of the skills we need to help get through the entire home buying/selling process is the ability to negotiate. For example, when an offer is provided, we need to ensure we are objectively able to help get the best deal for our client, all the while balancing the sellers desire to sell and buyers desire to buy. Negotiation is a give and take which can sometimes get sticky.
So what's my point? For the second time this year, I've worked with a buyer client to put together a strong and reasonable offer, yet certainly not one that is a slam dunk. And twice this year, I have a received a call from the listing agent who said nothing except, "Your clients offer has been accepted." No give and take, no sticking on details, no a few-dollars-up and a few-dollars-down. Just a simple, "Your clients offer has been accepted."
Except for handing keys over at a closing, there isn't much that is more satisfying than the joy in a clients voice when I share that simple statement.
Gotta love it!
