When to invest in a house, how do you know when you're ready to own a home?

 

Home ownership means you no longer pay monthly rent for the roof over your head. You can do what you want with your house (within reason). When you leave, you can sell it to recoup the purchase price and earn a profit too.

So before going any further, consider whether your lifestyle and finances make home buying a smart move.

1.       GET PROFESSIONAL HELP—ASSISTANCE FINDING A HOME, CLARIFICATION OF INSPECTION REPORTS AND CONTRACT DETAILS, HELP NEGOTIATING TERMS OF SALE

Get professional help.

Even though the Internet gives buyers unprecedented access to home listings, most new buyers (and many more experienced ones) are better off using a professional agent. Look for an exclusive buyer agent, if possible, who will have your interests at heart and can help you with strategies during the bidding process. Talk to reputable real-estate agents in your area about the real-estate climate. Do they believe prices will continue falling or do they think your area has hit bottom or will rise soon?

 

 

 

2.       START BY SHORING UP YOUR CREDIT--Since you most likely will need to get a mortgage to buy a house, you must make sure your credit history is as clean as possible. A few months before you start house hunting, get copies of your credit report. Make sure the facts are correct, and fix any problems you discover.

 

 

 

 

3.       CLOSING COSTS MUST BE CONSIDERED-- Find out how much you'll likely pay in closing costs. The upfront cost of settling on your home shouldn't be overlooked. Closing costs include origination fees charged by the lender, title and settlement fees, taxes and prepaid items such as homeowners insurance or homeowner’s association fees. You can see what closing costs average in your state by looking at Bankrate.com's annual closing cost survey.
